Different options for the design and layout of a property can be shown from the same viewpoints, not only can the layout be seen, but also how shadows are cast, or views enhanced or blocked off, how colours and finishes compare, and where to hang art.

The client on this project wanted a simple model to demonstrate two design options - whether to have a vertical column, which would allow a vaulted ceiling throughout their extension... [see next picture]

...or a concealed beam, that would free up some floor-space, but would reduce the amount a vaulting that could be achieved - a model of this complexity can be produced quite quickly, and can save a huge amount of time and money by reducing retrospective changes to the building works.

The client chose the concealed beam, and thanked me for the modelling I had done saying that it was “amazing how accurate your images were, they were a real help”.

Drawings for builders and planning permission are produced directly from the 3D model – any changes we make in the model will update the drawings automatically. This saves time and effort re-drawing, and means it’s easy to have the latest versions.
Plans and Drawings
This is a proposed kitchen for a refit and change of use for a shop in Leicester. Replacing somewhat lacking plans provided by an architect, I modelled these layouts to the satisfaction of my client and submitted drawings for a revision to the planning permission, estimated costs and duration and engaged a contractor.

By using common sense, significant structural alterations, and therefore costs, were reduced on the project. Using a structural engineer to certify my drawings, I successfully gained building regulations approval - the project is now complete to a high standard, on time, and occupied by students.
